CHB Sector 54 Housing Scheme 2025: 1,000 Flats for EWS, LIG, MIG and HIG

After the removal of the furniture market and Adarsh colony from Sector 54, now Chandigarh Housing Board is now planning to build new housing. CBH and UT administration are planning to build a housing project with 1000 flats in Sector 54. Recently, this news came in the limelight when the officials announced that they are working on the layout plan and it will be implemented soon. When the layout plan is approved by the UT administration, it will go to higher authorities for approval. Chandigarh Housing Board is planning for 1000 new flats in Sector 54. According to recent news published in “Hindustan Times“, CHB has already prepared the layout plan, and it will be submitted within a Week. When this plan is approved, the board will launch this scheme officially. They are also going to launch a fresh proposal for Sector 54. Right now, CHB has completed all preparations for the 492 flats housing scheme in Sector 53. The Housing Board has been planning to build the Sector 53 housing scheme for a very long time.

Due to various circumstances and revised rates, this scheme was postponed in 2025. Initially, they conducted a demand survey, and they got a very good response. After that, circle rates in Chandigarh were increased, and due to this, the Sector 53 housing scheme was postponed at that time. Now all the preparations are completed, and CHB is well-prepared to launch this scheme in October or November.

CHB Sector 54 Housing Scheme

Now, Chandigarh Housing Board is planning to build a new 1000 flats in Sector 54 on an area of 32 acres of land. This land is the property of the UT Administration, but on this land, there is an illegal furniture market and Adarsh Colony. Housing Board take action on Adarsh colony and furniture market in June and July. They removed all the illegal structures from this land, and now the Housing Board is planning to build a new project. According to the news, they are going to build 4 BHK flats for large families, 3 and 2 BHK flats for the middle-income group and 1 BHK for small families. There are also some Flats available for the EWS and lower-income groups. In combination, there is a total of 1000 Flats built in this project.

Sector 54 land is occupied by an illegal furniture market, which has been operating since 1985. This is a very big issue raised between the UT administration and the furniture market shop owners. This issue is in court, and now that the court has given a decision in favour of the UT administration. All the illegal structures were removed on the 20th of July 2025. According to officials, the 15 acres of government land is occupied, and the cost of this land is 400 crore rupees. Adarsh Colony is also a slum area that has been on this land for the last two decades, covering 12 acres of land. This undefined was removed by the government on the 19th of June. This land value is Rs 480 crore.

Now, after the demolition of the illegal furniture market and Adarsh colony, all sites are clear. UT administration is preparing the layout plan, and it will be submitted within one week. When this layout gets approval, this scheme will be launched soon. Cost of flats, flat size and other details will be finalised after the approval.

IT Park Project Is Also in the CHB Pipeline

CHB is also reviewing the most-awaited project, Rajiv Gandhi Chandigarh Technology Park. In 2022 Union Ministry of Environment and Forest denied the clearance of this project. It has been approximately 3 years since there has been any development. The Ministry raised some issues related to high-rise structures built in the IT Park.

According to them, this IT park site comes under the Eco sensitive zone of the Sukhna wildlife sanctuary. When the high-rise buildings are built in this IT park, it will destroy the migratory bird flight path. When Chandigarh Housing Board revise their proposal, in which they propose low-rise buildings with ground + 3 floors. After that, there is no update on this IT Park project in Chandigarh.

The Sector 53 housing scheme is going to launch soon with new revised rates. We already discussed new hike rates with flat size. Now CHB is planning for the Sector 54 housing scheme in which 1000 flats will be constructed. UT administration reclaimed about 30 acres of government land after removing the illegal furniture market and Adarsh COLONY. The total cost of this land in Sector 54 is 880 crore.
